Can Buyers and Renters Still Find Value? Miami-Dade Neighborhoods Ranked by Affordability

Yes — but not where most people are looking. Here's where the numbers still work in 2026, ranked by real closed-sale prices and rents, plus what a monthly payment actually looks like.

Ask Me What You Can Afford
The short answer

Yes. As of September 2026, the most affordable places to buy in Miami-Dade by median sale price are Florida City ($378,750), Opa-locka ($457,500), Miami Gardens ($460,000) and Homestead ($465,000) — all below the roughly $550,000 countywide median. Renters find the lowest average rents, about $1,350–$1,600 a month, in north-central Miami neighborhoods like Orange Heights, Liberty City and Overtown.

What you get in the top value markets

#1 · South Dade

Florida City

The lowest median in Miami-Dade, and 45% of recent sales are new construction — which means newer roofs, impact windows and builder incentives. Prices are down 4.6% from last year, but well-priced homes still go under contract in about 43 days.

#3 · North Dade

Miami Gardens

About 69% of recent sales here are single-family homes, which is rare at this price point in Miami-Dade. The median sits near $460,000, and roughly one in three listed houses has already taken a price cut — a real opening for prepared buyers.

#4 · South Dade

Homestead

The deepest pool of affordable inventory in the county: 781 active listings, with 164 under $300,000 and 397 between $300,000 and $500,000. Townhome communities like Parker Pointe and Keys Gate give first-time buyers real choices.

#5–6 · Northeast Dade

North Miami & North Miami Beach

The buyer's markets on this list. North Miami Beach is 93% condos and sells at about 89% of asking after 107 days; North Miami sells at about 92% of asking. Both are close to the beach and Aventura at prices well under the county median.

Opa-locka ranks #2 on price, but it had only 47 sales in the past year and prices jumped 10.7%. Small samples swing hard — ask for a comp analysis before you rely on that median.

🎤 Asked out loud

For renters

Rent vs. buy

What owning actually costs per month

Here's the math on a Florida City home at the $378,750 median using an FHA loan with 3.5% down at 6.5% on a 30-year fixed. This is an illustration, not a quote — your rate, taxes and insurance will differ.

Monthly CostFlorida City Median Home
Down payment (3.5%)$13,256 one time
Principal & interest$2,310
Property taxes (county median, $3,516/yr)$293
Homeowners insurance (Citizens avg, $1,891/yr)$158
Subtotal before mortgage insurance≈ $2,761
FHA mortgage insurance (est. 0.55%/yr)≈ $168
Estimated total≈ $2,929
Compare: City of Miami average rent$2,773

At the county median of $549,900, the same loan's principal and interest alone runs about $3,354 a month. That gap is why the neighborhood you choose matters more than almost anything else in your budget.

One Florida-specific catch: as a new buyer, you're taxed on your purchase price, not on the seller's capped assessment. Florida's Save Our Homes cap only starts protecting you after you file your own homestead exemption. Budget for taxes above the county median, and don't use the seller's tax bill as your estimate.

Before you buy a condo

The cheapest entry point comes with homework

Condos are Miami-Dade's entry-level market, and with 12.7 months of supply, buyers have leverage. Days on market for condos rose 30% year over year in August. But a low price can hide a high cost. Before you make an offer, ask for:

  • The current HOA budget and the building's reserve study, including how the building is funding its reserves
  • Any pending or approved special assessments
  • The milestone inspection and structural integrity reserve study status
  • Rental restrictions, if you plan to rent the unit or might need to later
  • Whether the building is approved for FHA or conventional financing

Programs worth checking first

Florida's Hometown Heroes program helps eligible frontline and community workers with down payment and closing costs. Miami-Dade County also offers purchase assistance through the State Housing Initiatives Partnership (SHIP). Both have income limits, and funding opens and closes during the year, so check current availability with a participating lender before you start shopping.
