Selling during the holidays in South Florida means listing or closing between roughly Thanksgiving and early January, a stretch when seasonal residents, visiting family and year-end buyers keep the market moving.

The short answer

Yes, you can sell your home during the holidays in South Florida. From October 2025 through February 2026, Miami-Dade, Broward and Palm Beach counties recorded 26,436 closed sales, about 175 per day. December single-family closings rose year over year in all three counties, so a well-priced home keeps attracting serious buyers.

“Is it a bad idea to sell my house during the holidays in South Florida?”

No. Last winter, December single-family closings were higher than the year before in Miami-Dade, Broward and Palm Beach, and the median home that sold in January or February went under contract in about seven to eight weeks. Pricing and preparation matter more than the calendar.

Closed sales by month: the holidays are not a dead zone

Here are all closed sales (single-family, townhomes and condos) in the three counties, month by month, for last season.

How to read this: a closing is the end of a deal that went under contract weeks earlier. December's 6,032 closings reflect fall contracts. January and February closings capture contracts signed during the holidays, and they still added up to 9,522 sales.

Feb 2026$685,000 (+4.6%)$620,000 (+1.6%)$675,000 (+4.3%)

Prices held up. In February 2026, single-family medians rose year over year in all three counties. January was mixed: Miami-Dade (+3.7%) and Palm Beach (+7.7%) rose, while Broward fell 3.1%. Cash matters too: in January 2026, 50.2% of Palm Beach single-family sales were cash, versus 32.7% in Miami-Dade and 26.9% in Broward.

Townhomes and condos: a different game

Palm Beach858 (+31.2%)697 (+8.7%)758 (+10.7%)$315,000 (−0.6%)8.9

Condo buyers are still active: December closings rose year over year in all three counties. But supply is much heavier than for houses (single-family months of supply in February was 6.2, 5.0 and 4.9), and February medians were below the prior year in all three counties. Condo sellers need sharper pricing and complete association documents from day one.

Where the market stands today (August 2026)

Going into this season, single-family inventory is lower than a year ago and homes are reaching contract faster. Closings are flat to slightly lower, which tells me buyers are being selective, not absent.

Palm Beach1,112 (−2.0%)$650,000 (+3.2%)403.5−23.8%

Condos remain a buyer's market: months of supply in August 2026 was 12.1 in Miami-Dade, 9.9 in Broward and 6.7 in Palm Beach. Roughly five months of supply is generally considered balanced.

Why buyers keep buying during the holidays

  • Seasonal residents. Winter residents arrive in the fall, and many shop for a home during their stay.
  • Visiting family and buyers from abroad. Winter break brings relatives and Latin American buyers who pair a family visit with a property search.
  • Cash buyers on their own schedule. With up to half of Palm Beach single-family sales paid in cash in January 2026, many buyers do not wait for a school calendar or a loan timeline.
  • Less pause than you think. Many sellers take their homes off the market for the holidays, which can put yours in front of buyers with fewer homes to compare.

A holiday selling calendar: October to February

  1. October

    Prepare

Handle repairs, shoot photos in daylight and gather your documents: 4-point inspection, wind mitigation report, roof age and permits, and HOA or condo association papers.

  2. Late Oct. – mid-Nov.

    List

Go live before Thanksgiving, as seasonal residents settle in and before the busiest travel weeks.

  3. Thanksgiving – mid-Dec.

    Show

Keep weekend showings open. After the first two weeks, review showing feedback with your agent and adjust the price while buyers are still shopping.

  4. Dec. 20 – Jan. 5

    Stay reachable

Offer virtual tours, easy access and fast replies by call or WhatsApp. Buyers touring this week often have a short window.

  5. Jan. – Feb.

    Negotiate and close

Median single-family time to contract was 47–55 days in these months. Pick your closing date with your CPA in mind, since it sets the tax year.

What to do differently when you list during the holidays

  • Keep holiday decor light. A few seasonal touches are fine. Heavy decor distracts in photos and makes rooms look smaller.
  • Say yes to holiday-weekend showings. Visiting buyers and seasonal residents have short windows. A flexible lockbox schedule wins tours.
  • Price on neighborhood comps, not county averages. In August 2026, the median Miami-Dade single-family home reached contract in 40 days; the median condo took 66.
  • Market in English and Spanish. Bilingual listing copy, video tours and a WhatsApp number reach buyers who are still abroad.
  • Have your Florida paperwork ready. Insurance-related reports, roof details and association documents answer a buyer's first questions before they ask.
  • Plan the tax side early. If you are a foreign seller, FIRPTA withholding may apply at closing. Talk to your CPA before you pick a date.

Winter vs. spring: what the closings show

Spring does bring more closings. Winter is still active, and a home that goes under contract in winter does not have to wait for the spring wave.

Average single-family closings per month
CountyWinter (Oct 2025 – Feb 2026)Spring (Mar – Jun 2026)
Miami-Dade7791,047
Broward9151,169
Palm Beach1,1101,432

Fewer closings in winter does not mean fewer serious buyers. It also means carrying your mortgage, taxes, insurance and HOA costs longer if you wait. The right call depends on your price, property type and timeline.

Frequently asked questions

Is it a bad idea to sell my house during the holidays in South Florida?

No. Between October 2025 and February 2026, Miami-Dade, Broward and Palm Beach counties recorded 26,436 closed sales, and December was the busiest of the five months. Single-family homes that sold in January and February went under contract a median of 47 to 55 days after listing. Preparation and pricing matter more than the calendar.

Do homes sell for less in winter in South Florida?

Not as a rule. In February 2026, single-family median prices rose year over year in Miami-Dade (+4.6%), Broward (+1.6%) and Palm Beach (+4.3%). January was mixed, with Broward down 3.1%. Single-family sellers received 94% to 95% of original list price in both months.

When is the best time to list for a winter sale?

Late October through mid-November puts your home in front of buyers before the busiest holiday travel weeks. Because single-family homes that sold in January and February took 47 to 55 days to reach contract, an early start gives you room to negotiate without rushing. Ask your agent for neighborhood-level numbers, since your price band and property type matter.

Will showings slow down around Christmas and New Year's?

Showing traffic can thin out on the holiday dates themselves. Many buyers who tour that week are visiting family or are seasonal residents with a short window. Keep your home show-ready, offer flexible times and reply quickly by phone or WhatsApp. Virtual tours help buyers who are abroad.

Should I wait until spring to sell?

Spring has more closings: from March to June 2026, Miami-Dade single-family closings averaged about 1,047 a month, versus about 779 from October to February. Waiting also means carrying your mortgage, taxes, insurance and HOA costs for longer. If your home is priced right and your timeline is firm, listing now is a reasonable choice.

Is selling a condo during the holidays different from selling a house?

Yes. Condo and townhome markets carry far more inventory: in February 2026, months of supply was 13.4 in Miami-Dade, 11.5 in Broward and 8.9 in Palm Beach, versus 4.9 to 6.2 for single-family homes. Condo closings rose year over year in December in all three counties, but February median prices were below the prior year. Sharp pricing and complete association documents are essential.

Does the closing date affect my taxes if I sell near year-end?

It can. The closing date generally decides which tax year the sale is reported in, so a December closing and a January closing can lead to different results. If you are a foreign seller, FIRPTA withholding may also apply at closing. Talk to your CPA and your broker before you set a date; this is general information, not tax advice.
